SW Las Vegas sales rose even with fewer listings
Rates crossed 7% in September 2026, according to Realtor.com. That headline scared a lot of people. But the Real Estate Data Aggregator counted 1,078 homes sold across Southwest Vegas in the three months ending July 31, 2026, up 13.1% from the same stretch a year before. Buyers are still here. They're just pickier about price and condition.
At the same time, the Real Estate Data Aggregator counted only 1,421 homes for sale across these seven ZIP codes, down 4.3% from a year ago. Fewer choices tend to keep demand concentrated on the homes that show well and land at the right number.
Nationally, Realtor.com reported that 20.8% of listings had price reductions in September 2026, the highest share since October 2022. That is the country. Southwest Vegas is not the country. Still, it is a signal that overpriced homes are sitting everywhere right now, and this market is not immune.
What each ZIP code actually did
The area-wide number is useful. The ZIP-by-ZIP picture is where the real decisions live. Some pockets moved faster and held price better than others.
The ZIP codes where demand ran hottest
ZIP 89141, which covers a large part of Southern Highlands and Mountains Edge, had 221 homes sold, up 22.1%, per the Real Estate Data Aggregator. Inventory there fell 18.6% at the same time. That combination, more sales and less supply, pushed months of supply down to 3.5. Homes that were priced right did not sit long.
ZIP 89178 tells a similar story. The Real Estate Data Aggregator counted 211 homes sold, up 19.9%, with inventory down 16.7%. Months of supply dropped to 3.1, the lowest of any ZIP in this group. The sale-to-list ratio there was 98.8%, and 11.4% of homes sold above asking.
ZIP 89179 is smaller, only 40 homes sold, and sales actually dipped 7% by the Real Estate Data Aggregator. But homes there went under contract in a median of 41 days, fastest in the group, and 20% sold above list price. That is a tight, competitive pocket even with fewer transactions.
Where buyers had more breathing room
ZIP 89113 and 89118 had more supply relative to demand. The Real Estate Data Aggregator put months of supply at 5.2 and 5.6 respectively. That is not a distressed market, but it does mean a buyer in those ZIPs has more homes to choose from and more room to ask for concessions.
In 89113, the median sale price slipped 5.7% year over year to $491,500, per the Real Estate Data Aggregator. Homes took a median of 56 days to sell, 10 days longer than a year ago. If you're selling there, pricing conservatively from the start is the smarter move than chasing the market down.
In 89118, the median dropped 13.7% to $289,000, which partly reflects the mix of homes that traded. The Real Estate Data Aggregator also showed days on market actually shortened by 9 days there, to 59 days. And 26.8% of homes went under contract within two weeks of listing, up 5 points from a year ago. So buyers are active, they're just paying less per home.
How this compares to the broader market
Redfin put the typical Las Vegas home price at $447,000 as of September 24, 2026. Realtor.com put the Las Vegas-Henderson-North Las Vegas metro median at $464,900 in September 2026. Most of the Southwest Vegas ZIPs tracked at or above those figures, with 89141 at $548,000 leading the group.
Realtor.com also reported that the median asking rent for 0-2 bedroom properties in the Las Vegas-Henderson-North Las Vegas metro was $1,451 in August 2026, while 69.6% of rental listings were offering concessions that same month. That concession rate is high. It tells you that the rental side of this market is competitive, and some would-be renters may be looking harder at buying instead.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national number does not tell you much about your specific street. But it does confirm that prices have not collapsed nationally, and Southwest Vegas sales data backs that up locally.
What this means if you're buying or selling right now
Sales are up across the area, but not every ZIP moved the same way. Prices dipped in four of the seven ZIP codes tracked by the Real Estate Data Aggregator. Days on market stretched longer in most of them. Sellers who priced right still got close to full ask: sale-to-list ratios ran from 97.3% to 99.7% across the group.
If you're buying, more supply in 89113 and 89118 gives you options and negotiating room. If you're selling in 89141, 89178 or 89179, tighter inventory is working in your favor, but you still need to be priced correctly. The days of anything selling regardless of price are not these days.
