SW Las Vegas closed more sales even with rates above 7%
Rates are up. Buyers are still closing. The Real Estate Data Aggregator counted 1,078 homes sold across SW Las Vegas in the three months ending July 31, 2026. That's up 13.1% from the same period a year before. Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. Sales went up anyway. That tells you something about demand here.
The broader rate picture makes that number worth sitting with. Mortgage News Daily put the average 30-year fixed rate at 7.50% on September 28, 2026. Realtor.com also noted that 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. SW Las Vegas is not immune to that pressure. But closed sales here still grew.
Fewer homes are coming to market, and inventory is shrinking. The Real Estate Data Aggregator shows homes for sale across SW Las Vegas fell 4.3% from a year ago, and new listings dropped 2.4%. When supply tightens and sales still rise, pricing and terms do more of the work than headlines suggest.
How each ZIP code read in the same period
The area-wide number covers a lot of ground. Each ZIP tells a different story. Here is how they compared on homes sold and median price for the three months ending July 31, 2026, per the Real Estate Data Aggregator.
89118 and 89113 led on sales growth, up 26.3% and 24.6% respectively. 89141 had the highest median sale price at $548,000 and the most homes sold at 221. 89179 was the only ZIP where both sales and median price fell year over year, though it also had the fastest median days on market at 41 days and the highest sale-to-list ratio at 99.7%, per the Real Estate Data Aggregator. Fewer homes, but the ones that sold moved quickly and close to asking.
Speed and pricing: where homes moved fastest
Days on market crept up in most ZIPs compared to a year ago. The Real Estate Data Aggregator shows 89139 and 89148 each added 13 days year over year. 89113 added 10. That's not a collapse, but it means sellers need to price carefully from day one. Homes that sit past 60 days tend to attract lower offers.
Every ZIP averaged above 97% of list price. That's a real signal. Buyers are not getting steep discounts. Sellers who price right are still getting close to asking. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July alone. SW Las Vegas median prices are mixed by ZIP, but the sale-to-list ratios say sellers here still have leverage when they price accurately.
Quick-contract rate: which ZIPs are moving in two weeks or less
In 89141, 1 in 3 homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That's up 5.4 points from a year ago. 89178 jumped 6.9 points. 89118 gained 5 points. These are meaningful moves. A well-priced home in these ZIPs is not sitting. 89113 had the lowest quick-contract rate at 20.1%, and it fell 5.9 points year over year, so that ZIP rewards patience on the buyer side and precision on the seller side.
What the national context adds
Realtor.com put the Las Vegas-Henderson-North Las Vegas metro median home price at $464,900 in September 2026. Redfin put the typical Las Vegas home at $447,000 as of September 24, 2026. Both are metro-wide figures. The Real Estate Data Aggregator shows SW Las Vegas ZIP medians ranging from $289,000 in 89118 to $548,000 in 89141 for the three months ending July 31, 2026. Metro averages smooth over a lot of real variation.
The rental side of this metro adds context for owners and investors. Realtor.com reported the Las Vegas-Henderson-North Las Vegas median asking rent for 0-2 bedroom properties was $1,451 in August 2026. That same report showed a concession rate of 69.6% for rental listings in that size range, meaning landlords are offering deals to fill units. For homeowners here, that rental dynamic is a reminder that owning still competes well against renting in this market.
Four of the seven ZIPs saw median prices dip year over year. That's worth saying plainly. Rates above 7% put real pressure on what buyers can afford, and some of that is showing up in sale prices. But sales volume grew in five of seven ZIPs. People are still buying. They're just more careful about price.
Supply: less to choose from in most ZIPs
89178 has 3.1 months of supply, down 1.3 months from a year ago, per the Real Estate Data Aggregator. 89141 is at 3.5 months, down 1.8 months. Those two ZIPs are the tightest in SW Las Vegas right now. 89148 is the one ZIP where supply grew, up 0.9 months year over year to 4.4 months. More inventory there means buyers have more options and sellers face more competition.
